OUE REIT: REITs on the Move with Trading Representatives

OUE REIT had the pleasure of hosting a site visit for more than 15 trading representatives at Hilton Singapore Orchard and Mandarin Gallery in August. During the session, we shared our insights on how OUE REIT has benefited from its 100% Singapore-focused portfolio and the significant decline in interest rates.

  • Law Chei Guan: With ~S$5.8 billion AUM and properties strategically located in Singapore’s key business and tourism districts, OUE REIT combines stable income resilience from commercial assets with upside potential from hospitality. It was a valuable learning experience seeing firsthand how OUE REIT balances near-term profitability with long-term growth opportunities.

  • Eric Oh: OUE REIT: The Barbell Strategist: Office and Hospitality. Commercial Steadiness: 5.1% like-for-like NPI growth (1H 2025). Office: 95.5% committed occupancy with rental reversion at 9.1%.

  • Johnson Koh: It’s amazing to see how Hilton Singapore Orchard has transformed since its rebranding from Mandarin Orchard — and it’s thriving! 🏨✨ Great to see the hotels are enjoying healthy occupancy. Even more impressive is the performance of its F&B outlets — with standout names like Chatterbox and Shisen Hanten continuing to draw crowds and accolades. A great example of how strategic repositioning and quality offerings can make a real impact.

  • Sam Ng: This could be a hidden gem 💎 waiting to be uncovered. OUE REIT poised itself as a defensive local play with a current dividend yield of 6.5%, amidst other REITs with global exposure, hence subjecting an additional forex risk.

  • Tolmas Wong: We saw strong retail presence at Mandarin Gallery, a niche luxury mall between Somerset and Orchard MRT stations, with tenants like Tofu G (tofu-based gelato), DRIM Korean Steak House and a Rosie pop-up store.

  • Yew Meng Lek: To me, OUE REIT tells a pure Singapore story: iconic lifestyle brands in prime Orchard, a strong commercial presence in the CBD, and hospitality upside from tourism recovery. It's this mix of resilience + growth that makes it one to watch.
